When purchasing a home, whether it’s old or new, getting it inspected by a licensed home inspector is imperative. Myth 1: One doesn’t need a professional home inspector.

Myth 2: There’s no need for a radon test.
Many homeowners believe that to have radon in their homes, their home has to be constructed on a basement. Radon is caused by natural decaying of uranium below the ground. These gases seep up through the ground through cracks in the earth and through the foundation of the home. Whether they have a basement or not, all homes have foundations. Studies show that there is no preference for crawl spaces, basements, or slabs, and radon will find its easiest path of resistance. Studies by the EPA indicate that one in fifteen homes have elevated levels of radon.

Myth 3: Paying for a home inspection is not worth it.
Some home buyers believe that the cost of an inspection is not worth it and make the mistake of bypassing a home inspection by a certified inspector. If a home buyer buys a home without a certified inspection, it could result in thousands of dollars of potential repairs, which would outweigh the cost of an inspection. If the home buyer had an inspection, they could use the deficiencies in the inspection report to negotiate the price of the home or have the homeowner make necessary repairs based on the findings before purchasing.
